Removing the old suspended rotten floor

 
Most of the floor joists had wet rot. There was some woodworm too. We treated the walls to kill off any remaining.

No sleeper wall just a pillar of bricks on to earth.

  1. Great images! I am looking at buying a property with similar issues, did you need to replace any of the joists? Trying to get an idea about what I am getting myself in for... =)

Sorry for the delay in answering...been very busy...The ground floor joist were fine, one next to the wall which was in contact with a damp wall was rotten...I was going to replace this...However plans changed when the sub floor (which was nearly 4 feet deep) filled with an inch of water (due to an increased water table and other issues ...The best fix for this was to remove the whole of the ground floor wooden suspended floor and fill in it with graded hardcore and limestone (35 tonnes in all)with all the required damp proof membranes and insulation ...plus of course 15 tonnes of liquid self levelling concrete....This project is now a labour of Love...it was in the first place and will be my tour de force...You let yourself in for what you want in life I feel ...it has been daunting...and exhilarating in equal measure...better than being sat in front of the TV though :)
